This 1930s brick and tile home is superbly situated at the end of a quiet cul-de-sac in leafy Daglish. A short walk to the train station and to the excitement of Subiaco town centre, it was in a much sought after “lifestyle” location.

As a deceased estate, this property came with a few challenges for selling. Ideal though the location was, the right buyers were going to be people with the vision to either renovate or rebuild.

Marketing the property to best advantage

I consulted with the administrator on the tasks required to prepare the property for sale and took on the project management of furniture removal, garden clean-up and the removal of personal possessions by the family.

I engaged a professional copywriter to create the listing, organised a lifestyle photo shoot of the surrounding neighbourhood and tailored a marketing campaign to the property’s specific requirements.

The campaign included:

  • Advertisements on property portals such as, Domain, REIWA, and

  • A social media marketing campaign on Facebook, Insta Stories and Instagram

  • A complimentary “just listed” flyer drop.

The results I achieved for the administrator

Before I even held the first home open, the marketing campaign for the property had led to more than 40 enquiries from interested buyers. On the first weekend, 26 people came and inspected the property.

Ultimately, we received three offers from keen buyers and the property was under offer after just one weekend of viewings.
